While many jurisdictions require a property survey be done, they’re not mandatory everywhere. Nonetheless, it can be beneficial to have an official document detailing your land’s boundaries in the case of neighborly property line disputes or other inconveniences.

What types of surveys are there?

There are several types of surveys designed to address specific needs and purposes. Land surveys establish property boundaries and are often the foundation for other survey types. Topographic surveys detail the natural and man-made features of the land, including elevation changes, making them crucial for planning and design projects. Monumentation surveys involve placing permanent markers to define property corners or boundaries. As-built surveys verify that a completed project matches the original design plans, ensuring accuracy in construction. It's important to note that, even if you can't see your property lines, there can still be very real consequences for crossing these boundaries. To maintain good relationships with your neighbors and spare yourself the headache of a legal battle, make sure you know exactly where your property starts and ends before beginning any construction or landscaping project.

How do I find my Property Lines?

Search for Survey Pins

If you don't find any stakes along your property line but think you've had a survey done relatively recently, you might be able to locate hidden survey pins embedded in the ground by using a metal detector.

Just note that, if you do find something, you should be extremely careful before digging into the ground to investigate. There are plenty of utility lines underground that could trigger a metal detector. If you need to confirm the location of a survey pin, contact a service such as 811 or a local office to check where your utilities lines are before digging.

Noise




What time is building construction (noise) allowed? Can work be done on weekends?

In Michigan, construction noise regulations are determined by local municipalities, leading to variations in permitted work hours across different areas. Generally, construction activities are allowed during daytime hours to minimize disturbances in residential neighborhoods. US FENCE PRO LLC starts construction noise as early as 8am ending by 8pm Monday through Saturday. In paticular emergency situations we will perform work outside of these protocols.

Do I need a Fence Permit?

What is the point of a Fence Permit?

Permits are typically required to ensure the fence complies with local zoning laws, height restrictions, property line setbacks, and safety regulations. For example, residential fences often have height limits (such as 6 feet for backyard fences or 4 feet for front yard fences), and there may be additional requirements if the fence is near a road, sidewalk, or shared boundary.

What do I need to get a Fence Permit?

In Michigan, many cities and townships require you to submit a site plan showing the proposed location of the fence, its height, and materials. Special considerations may apply if your property is in a historic district, floodplain, or near utility easements.

When is a Fence Permit Non Applicable?

The Breakdown: During this stage, we use the measurements taken to calculate the exact amount of fencing materials required to complete the project accurately.

Permit if Necessary: As part of this process, we apply through the city to obtain the required permission to install the fencing. This application involves a fee, which varies based on the specific ordinances and regulations of the city where the project is located.

Order Materials: With the permit secured and measurements finalized, we will proceed to place the order for the necessary materials. These materials are supplied by UNITED STATES FENCE and sourced from our trusted vendors to ensure quality and reliability.

Verify Materials: Once the materials are prepared, we will conduct a thorough double-check to ensure accuracy.

MissDig: MISS DIG System, Inc. offers a free service to homeowners, excavators, municipalities, and utility companies. Their mission is to protect the public, the environment, property, and utility infrastructures while promoting utility damage prevention through a reliable and cost-effective process. Additionally, it’s important to note that submitting a MISS DIG ticket often prompts a city inspection of your project.

Scheduling: We are now ready to schedule your project for installation and have added it to our installation calendar, where it will be completed in the order of other scheduled projects.

Repairs are handled with the same level of care and precision as our installations. Once you report a repair need, we will assess the damage and determine the necessary materials and work required. If necessary, we will coordinate with the city to address any permitting requirements. How long does it take to get on the schedule?

The time it takes to get on the installation schedule depends on the current volume of projects and the availability of materials. Once all permits are secured and materials are prepared, projects are scheduled in the order they are received. Typically, this process can take a few weeks, but the exact timeline may vary based on factors such as seasonal demand, weather conditions, and project complexity. What kind of Warranties come with an Installation?

Warranties with an installation typically include both material and workmanship guarantees. Materials are sourced from trusted vendors and are backed by manufacturer warranties to cover any defects in the fencing products.

Additionally, US Fence Pro provides a default one-year workmanship warranty to ensure the quality and durability of the installation process.

For added protection and peace of mind, extended warranties are available through United Warranty Company. These additional warranties go beyond the standard coverage, offering long-term solutions for any workmanship concerns. Options include multi-year plans that cover repairs, replacements, or other unforeseen issues, ensuring that your investment remains secure for years to come.

Final Payment




When is final payment due?

Final payment is due upon the successful completion of your fencing project. However, in the event of a warranty issue, as sometimes things can happen, a 10% retainer shall remain with the customer while the remaining balance is due immediately. Warranty concerns will be managed by UNITED WARRANTY COMPANY, which oversees all warranty-related matters. They will handle the situation promptly, initiating a warranty investigation to ensure any issues are addressed efficiently and effectively. This process ensures that your satisfaction and confidence in the project are maintained while protecting your investment.

Credit Card Fees




Why are there Credit Card Fees on my Invoice?

Credit card fees appear on your invoice because they are only applicable if payment is not made via ACH, check, or other available payment methods. These fees are charged to cover the processing costs associated with credit card transactions, which are typically higher than other payment methods. By offering alternative payment options, we provide customers with the flexibility to avoid these fees. For transparency, any applicable credit card fees are clearly stated in the invoice, ensuring that you can make an informed decision about your preferred payment method.

What if I accidently paid the Credit Card Fee but paid with a Check?

If you accidentally paid the credit card fee but used a check or another payment method that does not incur such a fee, please reach out to our billing department immediately. We will review your payment and ensure that any overpaid credit card fee is refunded or credited back to your account.
